I have never experienced such a low level of professionalism from anyone considered "respectable". I dare say she is not in that category, at all. She unilaterally changed the terms of a signed listing agreement and has made it clear that going to court will be the only recourse. I can wholeheartedly recommend that you seek alternate representation in the sale/purchase of your residence.
